IPP Hotels, based in Retz, currently operates 9 hotels with around 750 rooms in Austria. The company is active in three product groups:

Country Estate & Spa: Althof Retz, Schwarz Alm Zwettl
Art & Lifestyle: arte Vienna, arte Krems, arte Linz, arte Salzburg, arte Kufstein
Austrian & Smart: I’m Inn Wieselburg, I’m Inn Zwettl

Further national and international location developments are planned. The brand arte is the clear focus here. The aim is to continue the expansion of IPP Hotels in Austria and possibly also in Germany.

In particular, the design concept arte, the key economic data and the high level of transparency are increasingly attracting the interest of developers and investors. New construction and conversion of existing properties, ownership or taking possession of the property are possible options.

Many years of hotel expertise and long-term contractual relationships make IPP Hotels a reliable and professional partner for the development of new locations.

The vision

IPP Hotels has set itself the goal of operating in a key growth segment of the accommodation sector in Austria and possibly also internationally: the midscale lifestyle hotel industry.

In general, many hotel experts and recognised tourism institutions continue to identify this segment as the future and growth segment in the business travel sector – but also in leisure tourism.

The portfolio is to be successively expanded in the coming years. The focus here is primarily on locations in major cities that also offer a certain proximity to art and culture.

The situation

A tense economic and political situation in Europe does not diminish people’s desire to travel. They want to experience something – but are becoming much more price-conscious. As a result, this market segment will continue to grow the most in the coming years.

Market opportunity

The largest range of accommodation providers in German-speaking countries are in the 1- to 3-star category. However, there are major differences in terms of furnishings, facilities, positioning and pricing. As in other areas, customers rightly expect the reliability of a brand!

We derive the fundamental need for the midscale lifestyle hotel industry from these facts. This is not just a hopeful market, but rather – in conjunction with the ever-increasing mobility of people from the most populous parts of the world (China, India) – this category can even be considered to have genuine start-up opportunities analogous to the 60s, 70s and 80s.

In doing so, we are utilising the potential of the high-yield future market of the midscale hotel industry. By 2020, 5 locations had been realised in the first expansion phase. The aim is to expand the portfolio to 10 locations by 2030. The estimated investment volume amounts to around EUR 80 million.

The strategy

a) Idea

The arte Hotels stand for a forward-looking accommodation concept in the booming mid-range segment of the hotel industry with a touch of art and culture worth experiencing. A modern hotel room product with a space of approx. 18 to 21 m² and the open-plan lobby-lounge area with reception, bar and small coffee-snack shop as a stylish chill-out area are further hallmarks of arte Hotels.

Daylight, air conditioning and top technology elevate the conference area to “state of the art”! However, this is not absolutely necessary depending on the location. The constantly curated arte playlist pleasantly rounds off the mood of a casual yet high-quality atmosphere of co-living, workation and lifestyle.

b) Philosophy

In particular, arte positions itself as an art-orientated hotel product. It is not only static installations that characterise it, but rather the immediate proximity to art & cultural institutions and, above all, intensive cooperation with them. With the arte concept, the hotel as a meeting place repeatedly provides artists and art lovers with a common space.

With arte 4 artists, an initiative was developed that originated from the company’s own fitness programme. It involves integrating sport into everyday (working) life in a low-threshold way and converting the kilometres moved by all team members into art scholarships. In 2023, a total of EUR 10,000 was awarded for the first time to six young, up-and-coming artists from the Private University of Music and Arts Vienna and the University of Arts in Linz for their art projects.

c) Product features

In terms of design, the main product feature is also a subtle reference to art – not oppressively heavy, but refreshingly harmonious – though always with a strong regional reference. Every house tells a little story.

The clear design language of the architecture in axes and lines (inside and outside) also lends the concept its trendy character – and partly also its name. High-quality materials in a contemporary design meet the modern lifestyle. Supported by events – the so-called artist’s places – the theme is also repeatedly played out in everyday operations and communicated to the market.

The focus on ESG criteria forms the third pillar of the arte attributes:

  • resource conservation in accordance with current technical standards during construction and operation
  • appreciative interaction within the team based on our co-host programme ICH bei IPP
  • Total Quality Management (TQM) as a standard for service and organisation

d) Location selection

The selection of locations focuses on sites close to the city centre in major cities or tourist metropolises with the best possible transport connections. The declared aim is the further expansion of arte Hotels in the cities of Vienna, Salzburg and Innsbruck, as well as internationally in Munich, Regensburg, Nuremberg, Frankfurt, Hamburg, Berlin and possibly Prague, Bratislava and Budapest.

1) There is enormous demand in the midscale lifestyle segment, particularly in Central and Eastern Europe.
